Highlights from a Recent Property Shoot, Part II

Welcome to Part II of my Highlights from a Recent Photo Shoot! As I mentioned in Part I, I recently had the opportunity to shoot not one but two homes for Diane Korte-Lindsey, of Coldwell Banker Brown/Highland.
Both homes are both nicely appointed new construction modulars (and before you say it, check 'em out. I too was surprised to learn they are modulars, they are well-built and beautiful!) Both homes are located in The Tribes development in Pocahontas, which if you didn't already know, is the hometown of country music artist Gretchen Wilson. It's a nice small town, surrounded by farmland, and conveniently located just about 20-30 minutes to St. Louis, MO. Great location for commuters!

The home at 18 Dakota Court is slightly smaller, but makes up for it with a very open floor plan, and a beautiful lot. As soon as you walk through the front door, you enter a large living room area that is open to a beautifully appointed kitchen. I think this is a great layout for family activity and entertaining!


This kitchen too features a large snack bar island and a slightly smaller dining area than the Algonquin home. Another great feature of this home is the view from the dining area through the glass slider.

The lot is smaller, and backs up to Pocahontas' beautifully-maintained Gretchen Wilson Park. So what it may lack in backyard area, it more than makes up for in ease of access to a huge, beautifully cared for play area for kids and grownups alike! Nice view of the park's small lake and fountain, as well. Yet, in spite of its close proximity to the public park, the lot has been planted with mature privacy hedges. A simple fence, with a gate accessing the park, might be a great solution for this home's owners!

Just off the kitchen is the laundry room (no sink in this one, but plenty of storage and space, and a great location). the laundry room adjoins one of the baths-- this one with a shower unit and single sink vanity. This bath, though adjoining the master bedroom, is in a great location for those who have been out in the garage tinkering, or outside doing yard work, and may need to clean up before coming in!
The other door in the laundry room of course leads you to the double garage. This home too has a storm shelter built into the garage floor!

Adjoining this bathroom is one of the three bedrooms of the home, that I assume is the master; this home too is a split bedroom floor plan. Both homes are carpeted, and the kitchens and baths have super nice flooring. The Algonquin home has a "plank look" flooring, and the home on Dakota features a "tiled look". I forgot to ask the agent when she met me there, so I am not certain, but these appear to be quality laminate flooring. As I have recently installed that sort of flooring in my home, if these are the same type of flooring, I can attest to their beauty and hardiness!

As each of these homes is a model home, either model can be built on one of the other lots for sale in the development. There are 30 lots in The Tribes that I am aware of. Other floor plans and options available, will build to suit on other lots. Homes come w/a 1 yr builders warranty & a 10 yr structural warranty, and both homes feature energy efficient modular construction, 2x6 exterior walls, double insulated low E glass windows, R50 in ceiling, R19 in walls and R30 in floors.
