Highlights From a Recent Property Shoot, Part I

Good morning, Friends and Fans! Thought I'd drop you an update on my recent foray into Real Estate Photography. I've been a bit silent lately, but had a lot going on, which has resulted in my blogging suffering just a tad.
My most recent real estate photo shoot involved not just one, but two great homes in Pocahontas, Illinois. These two listings belong to Diane Korte-Lindsey, or Coldwell Banker Brown/ Highland Illinois. They are both nicely appointed new construction modular homes (and before you say it, check 'em out. I too was surprised to learn they are modulars!) These homes are located in The Tribes development in Pocahontas, which if you didn't already know, is the hometown of country music artist Gretchen Wilson. It's a nice small town, surrounded by farmland, and conveniently located just about 20-30 minutes to St. Louis, MO. Great location for commuters!

The first home is located at 3 Algonquin Court. It is a It is a 3 bedroom, 2 bath home, 1,840 square feet, located on a grassy .36 acre corner lot. The home features an artful entryway, which opens to roomy living area that has great access to the fabulous kitchen. It is what I would call a "semi-open" floor plan, really.


The kitchen has brand new appliances, beautiful dark wood cabinetry, and a great snack bar-style island. There is also plenty of room for a dining table in the kitchen, and a great view out back through the sliding glass doors leading to a patio area.


Lovely amenities in this home, including an en suite to the master bedroom, with a great garden tub and space for whatever style custom shower unit you would choose to have installed! The master bath also boasts a fabulous walk-in closet large enough for his and hers. And, the master bath also features a jack-and-jill vanity!



There's a great laundry room in the Algonquin home complete with a sink and countertops. Coolest feature of the home, in my mind, is just outside the laundry room in the garage: a fantastic storm shelter built right into the garage floor!


The home is a split bedroom floor plan, with the other two bedrooms at the opposite end of the house. There is a full bath near those as well.
Both homes are carpeted, and the kitchens and baths have super nice flooring. The Algonquin home has a "plank look" flooring, and the home on Dakota features a "tiled look". I forgot to ask the agent when she met me there, so I am not certain, but these appear to be quality laminate flooring. As I have recently installed that sort of flooring in my home, if these are the same type of flooring, I can attest to their beauty and hardiness!
As each of these homes is a model home, either model can be built on one of the other lots for sale in the development. There are 30 lots in The Tribes that I am aware of. Other floor plans and options available, will build to suit on other lots. Homes come w/a 1 yr builders warranty & a 10 yr structural warranty, and both homes feature energy efficient modular construction, 2x6 exterior walls, double insulated low E glass windows, R50 in ceiling, R19 in walls and R30 in floors.

Real Estate Photography is not just a "luxury item"; it's an essential marketing tool for all agents. I personally believe the "average homes" deserve as fine a marketing treatment as those "luxury" homes. After all, why shouldn't a realtor offer the same services to the "average" homeowner as to the "luxury" homeowner? Both feel the same emotional attachment to their property, and potential buyers on all budget levels need to catch that vision too.
Great listings images help homebuyers imagine themselves in that property, and great images are what move them to call you for showings.
