⦁    35-45 images*

⦁    Within 30 mile radius of Greenville, Illinois*

⦁    Standard editing, NO property staging or special services, unless agreed to "add-ons" per below

⦁    .10¢ per square foot, usually 48 hour turnaround time for delivery 

⦁    Product delivered via Dropbox image file.  (USB thumb drive storage/delivery extra, below.)

⦁    Payment upon services rendered. An invoice is emailed to you when your images are ready. Cash, check or credit/debit via PayPal or Stripe accepted.

General Tips To Prepare Your Property for Its Shoot

​

​

    I am willing to generally move an item or two, (i.e. trash can, pet bed, broom, etc.) or a particular piece of furniture (not over 50 lbs) if necessary in order to create the best image that enhances a room's features. However, please keep in mind I am not a professional home stager. I do not do dishes, clean a room/house, declutter, or perform yard work. In order for your listing to look its best, please advise your seller or tenant to have the property neat, clean, inside and out, decluttered, and ready for a professional shoot. I will shoot the home in the condition it is in when I arrive. I strive to provide you with excellent listings images, but for the property itself, appearance is everything. Encourage your seller or tenant to do their best to help us to help them, because no amount of Photoshop editing can fix dirty dishes or a messy yard.

    If you are in need of a professional stager or housecleaning/landscaping services before our scheduled shoot, please let me know, I will be happy to recommend someone!

    I also advise that any pets are either placed in a kennel/enclosure before the shoot, or will be away from the home at the time of the shoot. If the seller wishes to be present and handle/leash their pets themselves, that is always appreciated. Otherwise, I don't recommend a property shoot that inlcudes pets. And while I do love animals and own a few myself, I am unable to wrangle pets and produce beautiful home images at the same time.

    Once your images are ready (generally within 24-48 hours of the shoot, depending on quantity and certain editing factors), I will notify you via emailed invoice. Once the invoice has been paid, you may receive your images either by Dropbox image file, or I can hand deliver them on a USB thumb drive for your convenience. I accept cash, check, or credit/debit card via PayPal, or via Stripe, which is the system I also use for invoicing. No images will be released to you without payment in full.

 

    It is very helpful to let me know in advance if we need to make an alternate time and date to shoot the home. While I aim to be as flexible as possible for homeowners as well as my clients, I do understand, life happens, and we can't always plan for changes. However, for those cases that aren't emergency changes, I would appreciate at least 24-36 hour notice of a rescheduling, so I may accommodate other clients and adjust my own schedule. For outright cancellations without rescheduling, I do charge a $30.00 cancellation fee per property.
